Location

Located in a formerly annexed suburb of Dallas originally known as Oak Cliff, Texas, Kessler Park is situated just five miles southwest of the central business district of Downtown Dallas. Its location makes it especially convenient for those working in and around Dallas, as well as those needing easy access to major thoroughfares such as Interstates 35 and 30.

As with most things in Oak Cliff, there is something for everyone. And just like the people who call it home, diversity defines the area. Even the neighborhood's boundaries can vary depending on interpretation.

For instance, someone living adjacent to the Kings Highway Conservation District may simply tell someone north of the Trinity River, “I live in Kessler.” As you become better acquainted with the individual subdivisions, however, you'll quickly see that each has its own unique personality.

For purposes of this neighborhood guide, we define Kessler Park according to the boundaries used by the Kessler Park Conservation District and the voluntary neighborhood association known as Kessler Neighbors United.

Kessler Park Sub-Neighborhoods

More than 800 homes make up the conservation district and are represented by the voluntary nonprofit neighborhood association known as Kessler Neighbors United.

Each of these areas contributes its own architectural character, topography, lot patterns, and personality to the broader Kessler Park neighborhood.

Conservation District Boundaries

The Kessler Park Conservation District encompasses approximately 410 acres.

Kessler Park also contains a number of blocks outside the Conservation District that are still commonly referred to as part of the broader “Kessler” neighborhood.

For this reason, we always recommend verifying with the City of Dallas and your real estate agent whether a particular property lies within the Conservation District. A property's location within or outside the district determines which conservation regulations and development standards may apply.

Access & Commuting

A note on location: Kessler Park, Stevens Park Estates, Stevens Park Village, and East Kessler are among the westernmost neighborhoods of North Oak Cliff, with convenient access to Interstate 30.

These neighborhoods offer some of the easiest access to I-30 among North Oak Cliff communities, providing a direct east-west route across the Dallas-Fort Worth area.

For this reason, these neighborhoods tend to be especially attractive to clients who commute west toward Arlington or Fort Worth, as well as busy professionals who value relatively convenient access to both major Dallas airports.

Fort Worth is approximately a 45-minute drive under favorable traffic conditions.

Medical District Access

The proximity is also particularly convenient for medical professionals.

Methodist Dallas Medical Center sits adjacent to the eastern side of the greater Kessler area. Kessler Park is also approximately five miles from the Dallas Medical District, which includes:

This proximity allows residents to live in an established residential neighborhood while remaining relatively close to some of Dallas' largest medical institutions.

Proximity to Dallas' Employment Centers

Kessler Park and Oak Cliff, in general, may also continue to benefit from growth and buyer interest as major corporations and Fortune 500 firms continue to establish or expand their presence in and around Downtown Dallas.

Another potential benefit for Kessler Park is the growth of Dallas' financial sector, sometimes referred to as “Y'all Street.”

“Y'all Street” has emerged as a nickname for Dallas' rapidly expanding financial-services sector and its growing role as a regional competitor to New York's Wall Street. Much of this corporate activity is concentrated throughout Downtown, Uptown, and Victory Park—all within approximately five miles of Kessler Park and North Oak Cliff.

This proximity places Kessler Park within a short geographic radius of many of Dallas' major employment, financial, medical, and business centers.
